Can I earn an annual income.
Depending on the type of contract (lease agreement or loan for use agreement), the presence or absence of revenue and the settlement method will differ.
1. In the case of a lease agreement
Owners will receive rental income as compensation for leasing the house to us.
However, should you choose to stay at the house yourself, you will be responsible for a personal usage fee corresponding to the number of nights of your stay.
We process settlements on a biannual basis by offsetting your rental income against your accumulated personal usage fees.
Calculation Formula for Your Settlement
Net amount to be received = ① Rental income - ② Personal usage fees.
① Rental income
This is a fixed rental amount calculated in accordance with your contract, regardless of the actual usage of the house.
② Personal usage fees
"Number of nights stayed × Nightly rate (Lending fee)"
The number of nights stayed includes reciprocal use as well as gifted stays.
The nightly rate is set separately for the high season and the standard season.
※Please note that your rental income will remain unaffected regardless of whether a guest stays at the house.

2. In the case of a loan for use agreement
Under a loan for use agreement, rental income will not be paid as the house is provided to us at no cost.
While no rental income is provided, we will hold your "Monthly Management Fee (Deposit)" to cover personal usage fees incurred during your stay at the house.
At the end of the fiscal year, we will conduct a settlement for any remaining balance of the Monthly Management Fee (Deposit).
Formula for calculating your refund amount
Refund amount = ➀ Annual Monthly Management Fee (Deposit) - ② Personal usage fees.

This is the total amount of the Monthly Management Fee (Deposit) paid over the course of one year.
②Personal usage fees

Please note that under certain contracts, the Monthly Management Fee is a fixed, non-refundable expense, and refunds will not be issued regardless of whether you stay at the house.

Under certain contracts, the Monthly Management Fee does not function as a deposit, meaning you simply pay the fee without incurring personal usage fees or receiving any refunds.
